Host Clarity is owner-to-owner education created to help rental owners and hosts recognize the records, rental work, and questions worth discussing with a qualified tax professional.

I began with a simple question: could the work, activity, and decisions behind our rental have tax value that we had never been told to explore?

For us, learning what questions to ask and what to document changed our conversations with our tax professional in ways that genuinely mattered.

It was not about finding a shortcut or applying a one-size-fits-all strategy. It was about realizing that rental ownership can raise legitimate tax questions that are easy to miss when you do not know they exist in the first place.

That discovery led me to learn more about material participation, real estate professional status, and, in the right situations, cost segregation.
